Lease Renewal Text Updates
Venture Rentals LLC uses CommonRoof to send transactional lease-renewal text messages to current residents with documented lease-based authorization. This page explains the program and provides a public, redacted example of the existing lease clause.
SMS Terms
Effective October 19, 2026.
Program: Venture Rentals LLC Lease Renewal Text Updates. Messages may include renewal-offer notifications, questions about renewal plans, assistance accessing a renewal offer in the resident portal, and renewal reminders. These are informational messages about an existing tenancy, not advertising.
Consent: Venture Rentals relies on the contact authorization in a resident's signed lease for lease-related text communications. In the example below, Section 38 expressly includes text messages and contact by our representatives or agents. Residents provide their mobile number with their lease or resident account, and signed lease records are retained in AppFolio. CommonRoof sends renewal messages on behalf of Venture Rentals. Initial consent is obtained through the signed lease, not through a keyword signup on this website.
Frequency and charges: Message frequency varies. A renewal cycle may include an initial renewal notice and up to two follow-up reminders approximately one week apart, plus responses to resident questions. Message and data rates may apply.
Stop messages: Reply STOP at any time to unsubscribe from texts sent by that number. You will receive an unsubscribe confirmation. Contact us by phone or email for assistance with your lease after opting out.

Privacy: We use mobile numbers, messaging preferences, consent records, and message content to deliver and support resident communications. We do not sell or share mobile phone numbers, SMS opt-in information, or messaging consent with third parties or affiliates for marketing or promotional purposes. We may share information with service providers only as necessary to operate and deliver our messaging service, or as required by law. Read our Privacy Policy.
Lease Consent Evidence
The following clause appears in Section 38, CONTACTING YOU, on printed page 12 of an example residential lease supplied by Venture Rentals. The same example lease contains the resident-signature area on printed page 14. The public evidence removes the resident's signature and all resident-identifying information.

Section 38 — CONTACTING YOU:
By signing this lease, you are agreeing that we, our representative(s) or agent(s) may contact you. You agree that we may contact you using any contact information relating to your lease including any number or email address (i) you have provided to us (ii) from which you called us, or (iii) which we obtained and through which we reasonably believe we can reach you. You agree we may use any means to contact you. This may include calls made to your cellular telephone using an automatic telephone dialing system, artificial or prerecorded voice messages, text messages, mail, e-mail, and calls to your phone or Voice over Internet Protocol (VoIP) service, or any other data or voice transmission technology. You agree to promptly notify us if you change any contact information you provide to us. You are responsible for any service provider charges as a result of us contacting you.
This is an example of the existing lease authorization. The original signed lease remains private in AppFolio. These newly published program terms do not amend an existing signed lease or establish that a resident saw these terms when signing.
